This is a practical, non-invasive consultation from an experienced builder’s perspective. It is intended to help you understand renovation potential, construction practicalities and indicative costs. It does not replace a RICS building survey, structural survey, valuation or specialist report. Where something falls outside our remit, we may recommend further investigation by an appropriate qualified professional.

Structural Investigation & Opening-Up Service

Has your architect or structural engineer asked for a trial hole, foundation exposure or part of the building to be opened up before they can complete their design? DBM can carry out the physical investigation work and record what is found.

  • Trial holes to expose existing foundations
  • Open ceilings, walls or floors to expose beams, lintels and joists
  • Expose structural connections and existing construction
  • Drainage or floor construction investigation where appropriate
  • Dimensions and photographic record for your architect or structural engineer
  • Making good can be quoted separately where required
  • Investigation fee credited back against qualifying DBM building works over £10,000 if DBM is appointed for the associated main construction project

Prices start from £295 and are confirmed before attendance once we have seen the engineer’s request, drawings and access requirements. DBM carries out the physical opening-up and records what is found; structural design, diagnosis and engineering conclusions remain the responsibility of the relevant qualified professional.
